This document presents the different steps to take to elaborate on a renovation project. It clearly identifies the elements to note and the information to choose to ensure a productive and positive meeting with a renovation professional, and subsequently the success of your project.

OBJECTIVE RENOVATION
  The renovation is grouped into three categories:
   
  Maintenance
  All projects dealing with maintenance of the house: redoing the roof; painting the patio and rooms, sanding the fl oor, etc.
   
  Improvements
  All improvements aimed at the improving the comfort of the house: insulation, fi nishing basement, plumbing, electricity, heat, etc.
   
  The addition of appreciation
  All projects adding new dimensions, characteristics, or spaces to the house. These jobs depend on the improvement of quality of life: kitchen alterations, the addition of new rooms, garage, deck, or solarium adjoined to the house, etc.
   
  Steps to follow?
 
  • Identify exactly the needs to be met by the project.
  • Inform yourself on applicable municipal rules for the renovations (verifi cation of municipal rules is available on demand).
  • Established a provisional budget, taking into account your fi nancial capacity and the approximate value of the project.
  • Establish a draft of the actual house by preparing a layout if you do not already have a detailed plan of the house (see the guide 'Standard layout' on page 20).
  • Draw a sketch for the previous jobs; note the size and particularities of your project.
  • If needed, an appointment can be made with our office, or on the project site.
  • We can also do the layout on demand for a small fee.
   
  How proceed to order?
 
  • Supply a 'Standard layout', as mentioned on page 20.
  • Complete the order form on page 19, and describe the modifi cation requests as well as you can.
  • Add pictures, sketches, or images to help us identify your needs.
  • Write down your information so that if needed, we can contact you during the submission.
  • Note all other necessary information.

ORDER FORM
  What is the next step?
   
 
  • Reception of information from the client.
  • Analysis of the project and document verification (municipals rule verifi cation is available on demand).
  • Communications with the client (visit of the scene and collection data if needed).
  • Evaluation of fees and method of payment according to the project and client information.
  • Elaboration of the plan in accordance with the National building code of Canada and municipal rules.
  • Basic estimate of the cost of construction.
  • Realisation of the primary plan in accordance with existing layout and work to be done.
  • Supervising of the work (on demand).

If needed, join a photocopy of the arrangement plan, the information on municipal standards and all other applicable details (exterior siding, structure, foundation, etc.). For indoor renovations, it is important to determinate the size of the appliances - either existing or future (refrigerator, whirlpool bath, central heating, air conditioner, etc.). You can join pictures of the existing rooms. You can also include the location of load-bearing walls if you anticipate modifi cations of the divisions on the upper fl oor. For an indoor project, it is important to foresee all work related to the mechanics of the house, plumbing, heating system, and electricity; and to advise us if you plan to partly or completely change a system (heat pump, central electrical panel, air exchanger, etc.).

STANDARD LAYOUT
   
  Example of a standard layout
  You have to provide detailed information about the existing residence and appropriate piece of information about the project. It is important to furnish an exact layout about loadbearing element and other particularities of the construction.
