This document outlines the various steps you need to follow before embarking on a renovation project. It clearly identifies the important aspects to consider as well as the information you require in order to ensure a productive and positive meeting with a renovation professional, and subsequently the success of your project.

OBJECTIVE RENOVATION
  There are three types of renovations:
   
  Maintenance
  Projects intended to ensure the upkeep of the property: putting in a new roof, staining the patio, painting certain rooms, sanding the floors, etc.
   
  Improvements
  Work than enhances certain elements of the building in order to improve the comfort of the house: insulation, finishing the basement, plumbing, electricity, heating, etc.
   
  Added Value
  Projects aimed at adding value to the house and improving the quality of life of its occupants : renovating the kitchen and/ or the bathroom, adding new rooms, a garage, a deck, or a solarium adjoining to the house, etc.
   
  Steps to follow
 
  • Identify precisely the needs to be filled by the project.
  • Contact your municipality regarding regulations in force for your renovation project (we can verify municipal regulations upon request).
  • Prepare a preliminary budget taking into account your financial situation as well as the approximate cost of the project.
  • Draw a rough layout of the house in its current state using a standard layout if you don’t already have a detailed plan of the house (see “Standard layout” on page 4 of the Guide).
  • Make a list of the work required and indicate the room dimensions and characteristics of your project.
  • If needed, you can make an appointment to come to our offices, or we can meet you on the project site.
  • We can also prepare the layout upon request for a small fee.
   
  How to order a plan
 
  • Prepare a standard layout similar to the one presented on page 4 of the Guide.
  • Complete the order form found on page 3, and describe in a precise way the modifications required if necessary.
  • Add pictures, sketches, or illustrations in order to better describe your needs.
  • Indicate your contact information so that we may get in touch with you if needed when we prepare the cost estimate.
  • Specify any other pertinent information.

  • Receipt of client documents.
  • Project evaluation and document verification (we can verify municipal regulations upon request).
  • Communication with the client (visiting the site and collecting additional information if needed).
  • Preparation of a quote.
  • Rough description of the project in accordance with National Building Code of Canada standards and municipal regulations.
  • Preliminary estimate of construction costs.
  • Design of the preliminary plan based on existing layouts and work to be done.
  • Production of detailed plan.
  • Site supervision (upon request).
   
Renovation Guide
   
If needed, attach a photocopy of your layout, information concerning municipal regulations and any other pertinent details (exterior siding, structure, foundation, etc.). For indoor renovations, it is important to describe the actual or future appliances and furniture and to indicate their size (refrigerator, whirlpool bath, central heating, air conditioner, etc.).

You can attach pictures of the existing rooms. It is preferable to indicate the location of load-bearing walls if you anticipate modifying the divisions on the upper floor. You must foresee the work related to the house’s building services, the plumbing, heating and electrical systems, and advise us of any partial or total change of a system (heat pump, central electrical panel, air exchanger, etc.).

STANDARD LAYOUT
   
  Example of a standard layout
  You must provide detailed information about your current property as well as a precise description of the project including its various components. You must also supply an exact layout of the structure’s load bearing elements.
  Attach a standard layout such as this one or a detailed plan of your house.

Indoor Project Plans
