If you have already purchased one of our house plans but want to make changes, go to our Plan Modification section to find out about the steps you need to follow. Note that some minor changes can simply be mentioned to your municipality or your builder, who will handle them without increasing your building costs. Contact us to know more!
Yes, you may modify an existing plan. First, contact one of our technologists and explain the changes you want to bring to the plan. Email or fax a sketch of the changes to help him better understand your needs so that he can guide you through the exercise.
It’s always better to make an appointment with a technologist (check our contact information) especially if you are in the area. Once the technologist has evaluated and determined the changes to be made, he will provide you with an estimate of the costs and time required to produce the new plan. The cost of modifying a plan is calculated according to the current hourly rate to which the basic price of the plan is added.

What is included in a set of plans?
- Exterior elevations: Four detailed exterior elevations showing the final appearance of each side of the house.
- Foundations plans: Different isometric views with dimensions as well as relevant information to build the foundations.
- Floor plans: A drawing of each floor of the house showing the size of the rooms as well as the location of windows and staircases.
- Cross-section view: Vertical section of the house showing the structure, insulation, typical wall configuration as well as other details.
- Kit: Each kit contains 5 copies of a plan in regular format, one 11 in x 17 in copy of a plan as well as the list of materials.
- List of materials: Complete list of materials and hardware required to build the house see an example of the list of building materials).
- Shipping within 24 H: Plans can be shipped within 24 hours of receipt of the order instead of on the next business day.
- Additional copies: Each extra copy costs $25.
- Reversed plan: Reversed image of the original plan.
- Metric version: The cost of the metric version of a plan is added to the cost of the original plan using imperial measurements.

All outdoor project plans are sold with a list of the building materials (quantities and description of the materials).
If you purchase a Planimage plan from a RONA retailer, a salesperson will provide you with a list of building materials.
The complete list of building materials includes: materials for the framework (2x4 planks, 2x6 planks, joists and beams, plywood sheets, etc.), insulation, interior and exterior finishing (drywall, moldings, bricks, clapboard, shingles, etc.), concrete, hardware (nails and screws), electricity and plumbing accessories, interior and exterior doors as well as windows. The list only indicates required quantities and not the retail price. The list of building materials does not include the electrical wiring or the piping for the plumbing system.
Building costs
What does the building cost shown on the description of a house plan include? Would it be possible to have a more accurate cost?
The ranges of building costs that are displayed on Planimage’s Web site are representative of the prices charged by a general contractor (in the South Shore of Montréal) to build a house that is ready for occupancy. The cost of construction is established according to the total living area (as per the plan views presented). If there is a plan view of the basement, it is included in the construction cost.
The garage is not included in the living area, but it is included in the cost of construction.
The construction cost doesn’t include the price of the land but rather everything associated with the construction process: materials, foundations, electricity and plumbing, doors and windows, cupboards, interior finishing, manpower, all of which is of standard quality for a contractor’s model house.
Costs associated with an artesian well, disposal field, landscaping, or the house’s connection to the power system.
Our model houses are evaluated according to a square foot value including the "extras" shown on the plan, such as a fireplace, exterior siding made from bricks, an individual shower, etc.
The cost of construction doesn’t include modifications to the initial plan. A supplement representing 5 to 10 % of the construction cost will be added for modifications depending on the season and the region where the house is built. Taxes are not included. In order to add an item to your cart and make a purchase, you must activate the "Cookie" function on your computer (Menu "Tools", "Internet Options", "Erase the cookies").
You’ll find below each product for sale on the planimage.com web site a "Buy now" button. Click this button to add the item you have chosen to your cart. Once you have added all the items you want to purchase to your cart, click the "Order" button to place your order. Fill out all the required fields regarding the shipping details. Then, click on the "Confirm" button. Please verify all the information pertaining to the order as well as the delivery address. Finally, click on the "Purchase" button. You will be redirected to the Caisse Desjardins’ secure web site where you will be required to enter your credit card number. Your order will be processed and shipped according to the terms outlined on our web site. Please follow every step of the ordering process so that all the information required is duly transferred to our shipping services.

To place an order by mail, use the online order form and follow the site’s ordering process. Indicate on the order form the articles you want to purchase in order to have the exact amount (including taxes and shipping fees) for the money order you need to send with your order. Print the order form and mail it to us with your payment. Please indicate your address, phone number and email address on the back of the form in case we need to reach you, as this information will not be saved on the web site. You can also purchase our plans at RONA retailers. See the Rona Dealers' Index on our Web site.
For a matter of security, we do not allow to go back and forth when paying with a credit card. We suggest that you erase the "cookies" on your computer (menu "Tools", "Internet Option", "Erase the cookies"). Then, follow the ordering steps all over again. How to open a PDF file
You may obtain outdoor project plans, garage plans or garden shed plans in PDF format rather than have them sent by mail. To do so, follow these instructions when you add the plan you wish to purchase to your cart:
1) Before clicking on "Buy now", select the "Receive this plan in PDF" option located above the "Buy now" button.
2) Once you have placed all the items you wish to purchase in your cart, follow the normal purchasing steps (fill-out the order form, check the invoice, make your payment with a credit card).
3) You will then receive an email with your detailed invoice, and another email containing the link(s) to the PDF file(s) of the plan(s) ordered.
4) Click on the link and a window will open displaying the PDF file containing your plan. The file will be identified under your name.
5) You will then be able to save the file on your computer and print it.
This license authorizes the client identified below to make one copy of this plan and gives him permission to build the project only once.
Please note that Planimage inc. is the sole assignee of all royalties and moral rights of the intellectual property of the original plan purchased by the buyer indicated below. Planimage inc. remains at any time the sole owner of the illustrations and reproductions included in this plan. No part of this plan may be reproduced without the prior written consent of Planimage inc. It is strictly forbidden to sell copies of this plan or to use the information contained in this plan for any other purpose than the one it was intended for. Planimage inc. is the only supplier of this plan model.
Should the original plan be modified, Planimage cannot be held responsible for the results obtained with the modification. The client is therefore responsible for any modification to the plan and for all consequences.
Any other illegal use of this plan by the client, directly or indirectly linked to the buyer, represents a violation of the Copyright Act and is liable to prosecution that can lead to fines up to $150,000 per violation.
This PDF file includes the building plans, the instructions, advice and a complete list of materials required for the project.
Please note that your PDF plan will be available online for a period on one (1) day as of the purchase date on the Planimage.com site.
